Contract-To-Close Package
 

  • Review contract for completion – note any special items – obtain missing signatures, initials
  • Confirm option money & earnest money receipted on contract
  • Ensure Information About Brokerage Services and lender pre-approval letter received
  • Email client copy of contract
  • Confirm inspections scheduled & inspector has CBS code
  • Confirm listing agent/ seller knows about inspection date and time
  • Coordinate resale cert/ HOA docs with title per deadline in contract (if applicable)
  • Review fully executed amendment for completion & obtain missing initials, etc
  • Send amendment to other agent, title, and lender
  • Title commitment reviewed – verify names, legal & check Sched C for title issues
  • Review resale cert – confirm no issues (if applicable)
  • Confirm resale cert/ HOA docs delivered to buyer per contract (if applicable)
  • Coordinate survey with lender and title (new or existing per contract)
  • Schedule closing & email buyer “closing email” w/ title co address, reminder to bring ID & certified funds to closing
  • Confirm buyer’s loan approval with lender and appraisal done and met value with lender
  • Confirm buyer’s insurance to title
  • Repair receipts in file per amendment – obtain from listing agent & email copies to buyer/agent
  • Order home warranty 
  • Confirm title received agent’s commission disbursement authorization from office
  • Mark calendar to email buyer two weeks before closing to set up utilities
  • Review HUD & email agent & buyer along w/ directs to title, name of closer and closing time
  • Obtain copy of final HUD
  • Update MLS with “Sold” information (if applicable)
  • Send CD with all file documents to agent
